Question: How Much Do You Charge Per Square Foot?

This is, by far, one of the most frequently asked questions we get from families looking to build a custom home.

Unfortunately, the answer is slightly more complex than a standard cookie-cutter response allows. And some would argue that if you’re building a CUSTOM home, it may be the wrong question.

Let’s break down WHY this is true and look at the variables that go into developing a “good faith” estimate or budget proposal for the home of your dreams.

Lot ~ The piece of dirt you build on may require different permits, more or less grading, utility installation, landscaping, clearing, fencing, etc.—all of which will impact the end costs of your property.

Homestyle ~ The style you choose often dictates the types and amount of materials. For example, a modern and minimalist home may have more space and require larger, more expensive windows and more elaborate lighting choices.

 

On the flip side, a Tudor-style home may run up the costs in stone accents and lots of wood. 

Plan ~ It’s typically less expensive to build a two-story home than it is to build a sprawling ranch. The tighter and more boxy a foundation, the more efficient and less expensive a house plan could be. 

Of course, pricing is not the only consideration when picking a house plan. Functionality for the family, dimensions of the lot, zoning restrictions, potential views, and personal tastes all go into determining your optimal home plan.

Finishes ~ Most people would expect that the finishes —flooring, cabinets, countertops, etc. are where you can save or spend. 

But what isn’t always understood is that a “look” you are going after can often be accomplished within varying budgets.

A design team with the expertise to bring a particular theme throughout your home is key to staying within your budget goals while still attaining the visual you desire.

Timeline ~ Labor and material costs can fluctuate significantly in the time it takes to build your home. With the current challenges around supply chains and housing shortages, pricing can vary from month to month. A builder with longstanding vendor and subcontractor relationships is your best ally during these uncertain times.
