Custom home builders have their own version of a special list. It’s called a PUNCH LIST. And if you’re about to build your dream home, it’s one that you’ll be paying close attention to.

Here are a few things that you can expect.

1) Building a Home is Not a PERFECT Art

With so many “specialists” involved in creating a dream home, it’s not a surprise that the process could have delays, mistakes, or unexpected issues. 

But that is exactly why there are punch lists. 

It allows for the organization of those details that need to be addressed. Some examples of items you might find during a punch list walkthrough could be:

  • Items on backorder that would delay a certificate of occupancy
  • Imperfections in the trim work such as nicks or dings
  • Paint touch-ups
  • Electrical or Plumbing issues—which can often be remedied quickly
  • Small defects or staining in flooring 

Every custom home builder has “expected standards” that he keeps his sub-contractors accountable to, and the punch list allows him to itemize all the areas that need follow-up.

2) Transparency and Quality Go Hand-in-Hand

Reputable builders are TRANSPARENT with their communication and with their progress. They understand that ensuring quality-control involves looking at each layer of the building process. 

When punch list walkthroughs occur at various stages during construction, you’re safeguarding the excellence of the end product. 

As the homeowner, you can expect that the punch list items will be addressed within a short amount of time. And great builders seek to put the client first and resolve ALL the items on a punch list.

3) Details Matter—Even After You Move In

Every newly-built home goes through a “drying process,” which at times can result in cracks or separations. Some of this might be caught on your final walkthrough—in which case it will be fixed before you close on the home.

However, sometimes “settling”  issues happen during the first year of home ownership and are covered under your Home Warranty.
